Agreement to these terms
These terms govern your use of the Reside platform — this website and the Reside mobile app — provided by Offet Holdings (“Reside”, “we”, “us”). By using Reside you agree to them. If you do not agree, do not use the platform.
Who may use Reside
Reside is private. Access is granted by your building’s property manager to residents, owners and authorised occupants — there is no public sign-up. Your access continues for as long as your property manager permits it, and ends when they end it or your residency ends.
Your account is personal to you. Do not share it or let anyone else use it. Tell your property manager promptly if you think someone else has access.
Your building’s rules still apply
Reside is a way to reach your building’s services. It does not replace your lease, your declaration, your building’s rules or its by-laws. Where this platform and your building’s own rules differ, the building’s rules govern.
Acceptable use
You agree not to:
- Use Reside for anything unlawful, or to harass, threaten or impersonate anyone
- Try to access another resident’s information, or any part of the platform you have not been given access to
- Interfere with the platform’s operation, or attempt to probe or breach its security
- Submit false information — including registering a vehicle or guest that is not what you say it is
- Copy, scrape or redistribute content from the platform
Bookings, deposits and cancellations
Amenity bookings are subject to your building’s rules, availability, and any fees, deposits or cancellation windows your property manager has set. Those terms are shown when you book.
A refundable deposit is an authorisation against your payment method, released when the amenity is returned in acceptable condition. Where photographs are required before and after use, failing to provide them may affect the return of your deposit.
Your property manager, not Reside, decides whether a booking is accepted, whether a deposit is returned, and how a dispute about an amenity is resolved.
Store purchases and payment
The store offers physical items and building services — keys, remotes, parking and similar. Purchases are fulfilled by your property management, not by us.
Payments are handled by our payment processor. Card details go directly to them and we never receive your full card number. Prices, availability, collection and returns are set by your property manager, and refunds are theirs to decide under your building’s policy.
Parking and vehicles
You are responsible for the accuracy of any vehicle or guest you register, and for your guests’ conduct while they are on the property. Parking enforcement, including any notice, fee or towing, is carried out by your property management under your building’s rules. Reside records and communicates those decisions; it does not make them.
Content you submit
You keep ownership of what you upload — photographs, documents and messages. You grant us and your property management permission to store, display and use it as needed to operate the platform and administer your building.
Do not upload anything you do not have the right to share, or anything unlawful or offensive. We may remove content that breaches these terms.
Availability
We work to keep Reside available, but we do not guarantee it will be uninterrupted or error-free. We may change, suspend or withdraw features, and we may need to take the platform down for maintenance.
Reside is not a channel for emergencies. In an emergency call your local emergency number and your building’s emergency contact.
Disclaimers and limits on liability
The platform is provided “as is”. To the fullest extent the law allows, we exclude implied warranties and are not liable for indirect or consequential loss, or for loss arising from your building’s decisions, your property manager’s acts or omissions, or another resident’s conduct.
Nothing here limits liability that cannot be limited by law. Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.
Ending your access
Your property manager may end your access at any time, and it ends when your residency does. We may suspend access where these terms are breached or where doing so is needed to protect the platform or its users.
Changes to these terms
We may update these terms. When we make a material change we will update the date above and, where appropriate, notify you through the platform. Continuing to use Reside after a change means you accept the updated terms.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of laws rules. The courts of Toronto, Ontario have exclusive jurisdiction over any dispute arising out of them.
